What is a Foundation Certification?

A foundation certification is a process initiated primarily by mortgage companies for people who desire a FHA/HUD, VA, or other government loan for their manufactured home. The loan underwriter requires that the manufactured home foundation be in compliance with FHA/HUD or VA guidelines before they can obtain a loan.

According to federal guidelines, the foundation certification must be issued by a Licensed Engineer. Therefore mortgage companies require certification that the home foundation meets the minimum requirements to obtain the loan.

The certification requires the following:

  1. A 30-45 minute on-site inspection of the manufactured home foundation, and
  2. A stamped certification from a Licensed Engineer stating that the manufactured home foundation is in compliance with federal standards

Foundation CertificationsIf you are selling or buying a manufactured home, then most likely a foundation certification will be required. For all FHA and VA loans, an engineer's foundation certification is required that states that the home is placed on a permanent foundation that complies with the "HUD Permament Foundation Guide for Manufatured Homes", dated 1996 by the US Department of Housing and Urban Development (HUD).
